Once a growth has been identified as benign, our physicians choose the method that suits it best.

Book sooner if a spot is new, growing, changing colour, asymmetrical, bleeding, itching or slow to heal. Those features often turn out to be harmless, and an examination gives you a clear answer.
Your medical history, medications and previous treatments are reviewed at your consultation to confirm which option suits you.
Your consultation
Your visit is a careful skin assessment with one of our physicians: Dr. Gidon Frame, Dr. Sarina Govindasamy or Dr. Teri Fisher.
Your lesion is examined, often with a dermatoscope, which magnifies and lights up structures just beneath the surface.
We'll ask how long it's been there, whether it has changed, and whether it bleeds, itches or catches. We also review your medications, including blood thinners, allergies, how you scar, any previous skin cancers, sun exposure and family history.
Next steps are clear. If the lesion is confidently benign, it can usually be treated. If a biopsy or specialist assessment would help, we explain why and arrange it with you.
Cosmetic consultations are complimentary. When you book a treatment, we take a card on file. New clients pay a $150 deposit that goes toward their treatment, and a $150 no-show fee applies if an appointment is missed.
What to expect during treatment
Removal is performed by our experienced physicians.
Before. The area is cleaned and numbed with local anesthetic. The injection stings briefly, then the area is numb.
During. For small surface lesions this part is brief. You may notice pressure, or cold with cryotherapy.
Afterwards. Depending on the method, you may have a small shallow open area, a crust, a blister or a closed wound, and you'll leave with wound-care instructions. If tissue is sent to the laboratory, we tell you when to expect the result.
Several lesions can often be treated in the same visit.
Results and planning
What improves. The benign lesion is removed or reduced, snagging and irritation stop, and many sites heal with little visible trace.
Healing time. Pinkness at a healed site commonly fades over weeks to months, so give it time before judging the final look. Any treatment that breaks the skin can leave a small mark, and we discuss the likely outcome with you beforehand.
New growths. Removed skin tags don't regrow, though new ones can form nearby. Warts are viral and may need repeat treatment. Sebaceous hyperplasia can return at the same site because the oil gland remains. Regular skin checks stay worthwhile.
What shapes your result: the lesion type and depth, its location, your skin tone, how you heal, sun protection afterwards, and leaving the site alone while it heals. Individual results vary.

Healing and aftercare
Small superficial sites usually heal over several days to a few weeks, depending on the method, the size of the lesion and where it is. Sites on the back, chest and lower legs tend to take longer.
- Cleanse gently, and keep the site covered or moist as instructed
- Leave crusts alone so the skin heals smoothly
- Protect the healed site from the sun daily for several months to limit colour change
- Skip pools and hot tubs until healed, and avoid scrubbing the area
Contact the clinic if you notice increasing pain, spreading redness, pus, fever, bleeding that doesn't stop with gentle pressure, or a site that isn't healing as expected.
Possible side effects
Expected at a treated site, as part of normal healing:
- Redness and mild swelling
- Tenderness or stinging for a day or two
- A scab, crust or shallow open area
- A blister, particularly after cryotherapy
- Minor bleeding or oozing shortly afterwards
- Temporary pink or red discolouration once the surface has healed
- Mild itching as the site heals
Less common risks
Scarring. A flat, indented or raised mark, or in susceptible people a thickened or keloid scar, more likely on the chest, shoulders and upper back.
Pigment change. The site may end up lighter or darker than the surrounding skin. Lightening can be permanent and is more visible in deeper skin tones; darkening is more common after inflammation and with sun exposure during healing.
Incomplete removal or regrowth, which may need further treatment.
Other uncommon risks: infection, delayed healing (particularly on the lower legs or with diabetes or circulation problems), prolonged numbness or altered sensation, and a reaction to local anesthetic.
Identifying every lesion before treatment is the most important safety step, which is why diagnosis always comes first.
When treatment may need to wait
Treatment may be postponed or a different approach chosen if:
- The diagnosis is uncertain, or the lesion has concerning features: biopsy or referral comes first
- The lesion is a mole or pigmented spot and removal is purely for appearance
- There's active infection, inflammation or broken skin at or around the site
- You have a bleeding disorder or take anticoagulant or antiplatelet medication
- You have a history of keloid or hypertrophic scarring
- You have a pacemaker, defibrillator or other implanted electronic device and an energy-based method is proposed
- You have poorly controlled diabetes, impaired circulation or another condition that affects wound healing
- You're pregnant or breastfeeding, depending on the method and anesthetic
- You've had a previous reaction to local anesthetic
This is not a complete list. Your medical history, medications, scarring history and an examination of the lesion are reviewed before any treatment is offered.
Caring for your skin around treatment
Good skincare shapes how the site looks a year later.
Sun protection is the most useful habit. A recently healed site darkens easily, so keep it covered or protected well beyond the point where it feels necessary.
Keep it simple while healing: gentle cleansing and the dressing or ointment you were advised to use. Keep acids, retinoids and scrubs away from the site until the skin has closed.

Some skin cancers can look like harmless bumps, and once a lesion is frozen or treated with energy there's no tissue left to test. A quick examination confirms what it is, so the right method is used and you can relax about the result.
The local anesthetic stings for a few seconds, and then the area is numb. During treatment most people feel only pressure, or cold with cryotherapy. Any soreness afterwards is usually mild and short-lived.
Many small superficial sites heal with little or no visible trace. A flat pale mark, slight dip or colour difference is possible, and people who form thickened or keloid scars have a higher risk. If a mark is likely, we talk it through with you before you decide.
It shapes the approach. Deeper skin tones are more prone to colour change after inflammation, so we choose a gentle technique and focus on careful sun protection while the site heals. Many patients with deeper skin tones have lesions treated very comfortably.
